Tenant Improvement Construction Manager

Act as the developer’s on-site representative overseeing all aspects of preconstruction, construction, and tenant delivery on behalf of the Owner.

Functions

Retail and Office Build Outs / Capital Projects in Existing Assets:

  • Assist development team in negotiating Landlord and Tenant scope of work and timing for retail and office projects.  Provide budget and schedule estimates.
  • Assist asset management/property management team with select capital projects that require construction level oversight.
  • Review and comment on landlord construction and design requirements as they pertain to tenant’s construction obligations ensuring tenant’s requirements are met while controlling project cost.
  • Assist Vice President of Construction with contract negotiations with perspective General Contractors hired to perform Landlord/Tenant work.
  • Work with development or operations teams to obtain JV partner or lender approval of contracts.
  • Develop and monitor construction schedules and pricing and responsible for delivering projects on time and on budget.
  • Oversee budgeting and pricing using preferred General Contracting partners
  • Review and approve construction draw submittals and invoices
  • Maintain construction records and status reports
  • Attend owner and contractor meetings and assist with tracking and documentation matters
  • Oversee and complete project closeout.

 

Predevelopment and Development Projects:

  • Work with Development Team and Vice President of Construction to identify appropriate contractor partner for project.
  • Work with identified GC on pre-development pricing.  Negotiate pre-development contract arrangement.
  • Provide input to development team for most cost-effective construction means, methods and materials during the construction document phase of project.
  • Participate in design meetings to provide direction for cost effective construction that meets the developed business plan.
  • Develop and manage construction budget and schedule for project.

 

General Construction

  • Assist with property tours, due diligence, and pricing exercises and directed.
  • Provide input into Loan Documents as it relates to construction provisions.
  • Negotiate contract with General Contractor selected for project.
  • Work with development or operations teams to obtain JV partner or lender approval of contracts.
  • Develop and monitor construction schedules and pricing and responsible for delivering projects on time and on budget.
  • Review and approve construction draw submittals and invoices
  • Maintain construction records and status reports
  • Attend owner and contractor meetings and assist with tracking and documentation matters
  • Oversee and complete project closeout.
  • Work with operations team 6 months in advance of opening to coordinate turnover process – which includes but is not limited to punchlist schedule, building commissioning and warrantee management.
Qualifications

The successful candidate must possess a bachelor’s degree and have a minimum of 4-7 years prior experience working with either a real estate developer, general contractor or in a construction management role overseeing Retail and Office Tenant Improvement Projects.  The candidate must be well organized and an effective communicator that is able to direct and motivate the design and construction team.
