The Service Manager is responsible for the daily maintenance operations for Washington Village. Service Manager will oversee and lead all aspects of the property’s hands-on maintenance including service requests, property inspections, turnover of apartments, repairs and preventative maintenance of apartments, and interior/exterior common areas.

Reports to: General Manager

People

  • Manage all contractors and vendors and their activities on site
  • Communicate directly with tenants regarding ongoing shutdowns, interruptions, and other operational impacts
  • Supervise Service team member at each property and ensure staffing, support, and training needs are met
  • Manage Service Team training with Employee Relations Manager
  • Deliver associate reviews for managed areas with General Manager
  • Train and develop new hire Service Technicians to required levels of knowledge

Product

  • Complete pre-move out, move-out, and make ready apartment inspections
  • List and report status of Capital Projects

Profit

  • Identify and price projects and services for the property
  • Provide scope of work and updated pricing to General Manager for contract renewal process
  • Manage Building Engines & Yardi including workorders, training, and updating PM’s

Process

  • Develop and maintain all Standard Operating Procedures for managed areas
  • Implement, update, and ensure compliance of contractor rules and regulations
  • Provide scope of work and timeline to General Manager communicate to residents and tenants as needed
  • Oversee fire alarm and sprinkler impairments on a weekly basis
  • Complete “Take Back Punch List” at completion of any build out
  • Manage contract administration for vendors, such as creation of Pos and contracts, COI tracking/requests, etc. with General Manager
  • Manage waste removal, including dumpster coordination and adherence to policies
  • Ensure compliance on: annual fire alarm testing, quarterly alarm testing, façade inspections, boiler inspections, elevator inspections, and City Lift permit

  • Minimum 4 years supervisory experience in Property Management or similar field
  • Working knowledge of Microsoft Office, Word, Excel and Outlook
  • Experience with Yardi, YieldStar, and LevelOne is preferred
  • Ability to interpret, evaluate, and communicate detailed written or verbal instructions to other accurately and quickly, including answering phones, attending meetings, written correspondence, or other forms of communication
  • Ability to lift, push, pull or carry up to 15 pounds for the dissemination of documents, supplies, materials, etc. to various locations throughout the office/facility
