Regional Portfolio Manager


Reports to:        Chief Operating Officer/Head of Asset Management

The Regional Portfolio Manager is responsible for overseeing the multi-family portfolio for Samuels & Associates.  This includes stabilized assets, new lease-ups and consulting on new development projects and product.  The Regional Portfolio Manager will report to the Chief Operating Officer/Head of Asset Management and will serve as the primary contact for the various JV partners.  The Regional Portfolio Manager will oversee the Portfolio Manager as well as residential GM’s in the portfolio.

  1. Management Portfolio
  • Direct, impact and lead the performance of the residential portfolio of real estate assets, including parking.
  • Analyze the performance of assets and make critical strategic recommendations on an asset by asset and portfolio basis. Oversee the property management team who prepare and execute an annual strategic business plan for each property including the creation of property strategy, leasing objectives, capital expenditures, and risk
  • Identify and implement opportunities in the portfolio to maximize value and enhance the performance of the properties through renovation/development or acquisition of adjacent assets.
  • Communicate effectively to Ownership and the Head of Asset Management on overall portfolio performance as well as on key developments of the individual assets including leasing, capital planning, environmental, financing and positioning. Oversee property management team who is monitoring property financial performance, variances and operating/capital projects.
  • Communicate effectively to the direct and indirect support teams what the overall goals for the assigned portfolio and objectives of ownership, the property management department and the specific portfolio.
  • Provide creative ideas and solutions to potential property problems and opportunities, help the managers support those findings and implement them to successful conclusions.
  • Support the portfolio or property transactions such as sales, acquisitions, (re)financings, capital investments, cash management, proforma development and marketing and leasing plans.
  • Manage portfolio in a cost-efficient manner, with a focus on quality operational solutions that include tenant satisfaction, cost control and risk management.
  • With assistance and input from the Head of Asset Management and COO, attract, develop, train, retain and lead the talented, driven and dedicated team. This includes identifying and proposing conferences and training for the team.
  • Monthly, Quarterly and annually review, analyze, and report on property management, operations, financials, and leasing activities for the portfolio.
  • Conduct monthly Asset Management and GM meetings to share ideas, challenges and opportunities.
  • Ensure all General Managers and Assistant General Managers are focused on the status of their properties on a 30-45-60 day basis and against weekly, monthly and annual goals. This includes understanding the importance of limiting exposure, the implications of lease expirations and turnover in light of market conditions and the effects of seasonal and other market cycles.
  • Manage the overall portfolio financial performance and reporting functions, including but not limited to:
    • Review property-level financial models for actual results and projected performance.
    • Manage reforecasting analysis and reporting.
    • Conduct/review sensitivity analysis for proposed leases or sales.
    • Explore project alternative strategies or projections for asset.
    • Participate in an ongoing review of governing documents – partnership agreements, loans, leases at property, complex joint venture agreements, etc.


  1. Overseeing, preparation, and regular updating of a 5 year business plan for each asset, working with COO and CFO on all projections, including strategic market positioning and refinancing.

Development Portfolio

3.Serve as a consultant to the Development Team for new product pipeline providing input and direction on:

  • Unit layouts and unit mix
  • Leasing office and operational back of houses necessities in building design
  • Amenity spaces – amount, type,etc
  • Technology – stay current on new technology and make recommendations to incorporate into future new product
  • Create zero based budgets for lease up budgets and stabilized year operating expenses.
  1. New Initiatives
    • The Regional Portfolio Manager will assist the Head of Asset Management in various new initiatives to explore. This may include:
      • Centralized leasing
      • Centralized maintenance
      • Portfolio contracting
      • Portfolio shared staffing – Area Manager and Area Operations
      • S&A Collection branding
      • New trends in multifamily – technology, service, etc.
