The Regional Portfolio Manager is responsible for overseeing a given set of properties within our portfolio. The Regional Portfolio Manager is focused on the financial performance of each asset, ensuring that it is properly staffed and managed to provide an optimal return to ownership.  This individual has specific training and experience to oversee multiple managers and provide guidance on operating and financial issues to those managers. The Regional Portfolio Manager provides leadership, direction, and support to multiple property operations teams to facilitate the effective management of a multifamily and mixed-use properties and deliver superior customer service while maximizing the value of the asset.

He or she will work collaboratively to develop the long-term strategy, annual business plans and operating budget in support and guidance to the General Managers of each respective property.  The Portfolio Operations Manager will report to the Vice President of Portfolio Operations and will serve as the primary contact for the various ownership partners.  The Regional Portfolio Manager will directly oversee the General Managers of each property in their portfolio.

  • Direct, impact and lead the overall performance and health of the multifamily properties.
  • Provides leadership to the team of General Managers by interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices.  Oversees the appropriate and adequate staffing at each community and supervises the acquisition, development, and management of community team members.
  • Analyze performance of assets and make critical strategic recommendations on an asset by asset and portfolio basis. Oversee the property management teams of each respective property who prepare and execute an annual strategic business plan for each property including creation of property strategy, leasing objectives, capital expenditures and risk assessment.
  • Identify and implement opportunities in the portfolio to maximize value and enhance the performance of the properties through renovation/development or acquisition of adjacent assets.
  • Communicate effectively to Ownership, Vice President of Portfolio Operations on portfolio performance as well as on key developments of the individual assets including leasing, capital planning, environmental, financing and positioning.
  • Communicate effectively to the direct and indirect support teams what the overall goals for the assigned portfolio and objectives of ownership, the property management department, and the specific portfolio.
  • Provide creative ideas and solutions to potential property problems and opportunities, help the managers support those findings and implement them to successful conclusions.
  • Ensures that the appearance and physical aspects of the properties meet the Company’s and owner’s established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
  • Support the portfolio on property transactions such as sales, acquisitions, (re)financings, capital investments, cash management, proforma development and marketing and leasing plans.
  • Manage portfolio in a cost-efficient manner, with a focus on quality operational solutions that include resident/tenant satisfaction, cost control and risk management.
  • Monthly, Quarterly, and annually review, analyze, and report on property management, operations, financials, and leasing activities for the Regional Portfolio Manager
  • Conduct regular team meetings to share ideas, challenges, and opportunities.
  • Ensure Portfolio Operations Manager’s General Managers and Assistant General Managers are focused on the status of their properties on a 30-45-60-day basis and against weekly, monthly, and annual goals. This includes understanding the importance of limiting exposure, the implications of lease expirations and turnover considering market conditions and the effects of seasonal and other market cycles.
  • Work hand in hand with company’s Accounting and Asset Management teams ensuring overall financial management of the properties and timely payment of invoices.
  • Assist in solving problems, including employee relations, tenant service issues and building operational issues.
  • Develop strategic relationships with key tenant decision-makers. Attend meetings with targeted customers to assess satisfaction and identify areas for service improvement and leasing opportunity.
  • Responsible for overseeing leasing activity within the properties from initial phone call to tour, to application process and file audits.
  • Oversee the management of YieldStar rent recommendations based on market knowledge, building attributes and individual apartment features and amenities.
  • Manage the overall Portfolio Operations Manager portfolio financial performance and reporting functions. Overseeing, preparation, and regular updating of a 5-year business plan for each asset in portfolio, working with VP of Portfolio Operations and CFO on all projections, including strategic market positioning and refinancing.
  • Manage additional portfolio leadership responsibilities for the asset management portfolio that may be directed to overtime.

  • Bachelor of Science Degree required.
  • 10-15 years of property management experience
  • Proven customer service and problem-solving skills.
  • Ability to listen, think clearly and to communicate effectively and courteously in challenging and stressful situations.
  • Excellent written, verbal and presentation skills.
  • Demonstrated ability to determine needs and achieve results without close supervision.
  • Demonstrated proficiency with computer programs including Microsoft Office (Word/Excel).
  • Ability to organize and coordinate work efficiently and set priorities.
  • Ability to understand and apply principles of Fair Housing.
  • Ability to understand and explain legal documents (i.e., leases and addenda).
  • Ability to work independently and as part of a team.
