The Leasing Consultant is responsible for promoting and leasing residential apartment homes to prospective residents. This role involves assisting prospective residents, conducting property tours, managing lease agreements, and maintaining resident satisfaction. The Leasing Consultant also supports marketing efforts and works closely with the General Manager to ensure high occupancy and smooth property operations. Strong communication, customer service, and sales skills are essential for success in this position.

Reports To: General Manager

1. Resident Interaction:

  • Greet residents and visitors with professionalism and a friendly attitude.
  • Handle inquiries from residents and potential residents via phone, email, and in person regarding apartments, amenities, and policies.
  • Resolve resident complaints and concerns, escalating complex issues to the property manager when necessary.
  • Build and maintain strong relationships with residents to promote retention and encourage lease renewals.

2. Apartment Leasing:

  • Assist prospective residents in completing rental applications and lease agreements.
  • Review rental applications and background checks to ensure they meet leasing criteria.
  • Prepare lease documentation, explain lease terms, and ensure compliance with legal requirements.

3. Marketing and Promotions:

  • Assist with property marketing efforts, including advertising vacancies online, in print, and via social media.
  • Participate in promotional events, open houses, or other marketing strategies to attract new residents.
  • Stay informed about local market trends to adjust rental pricing and promotional offers as needed.

4. Customer Service and Resident Retention:

  • Respond to resident concerns or complaints in a professional manner.
  • Coordinate maintenance requests and follow up to ensure resident satisfaction.
  • Work with residents to ensure they are content with their living conditions, which may include renewal of leases.

5. Administrative and Record-Keeping:

  • Maintain accurate records of prospective residents, leasing activity, and current residents.
  • Process rent payments, deposits, and other financial transactions.
  • Update lease status, vacancies, and other relevant data in leasing systems.
  • Send updated and accurate reports to stakeholders as required.

6. Property Management Collaboration:

  • Work closely with property manager and maintenance teams to ensure units are ready for occupancy.
  • Coordinate move-in and move-outs, ensuring a smooth transition for residents.

7. Compliance and Legal Adherence:

  • Ensure all leasing processes and resident communications are compliant with fair housing laws and property regulations.
  • Understand and enforce building policies and resident rules.

Qualifications & Skills:

  • Communication: Excellent verbal and written communication skills to interact with a variety of people.
  • Customer Service: Strong interpersonal skills to build rapport with residents and prospects.
  • Sales Skills: Ability to effectively sell properties and close deals.
  • Attention to Detail: Ability to manage paperwork, resident requests, and lease agreements accurately.
  • Problem-Solving: Ability to address and resolve resident issues or concerns in a timely manner.
  • Knowledge of Local Market: Understanding of the local rental market, competitive properties, and industry trends.
  • Organization: Strong time management skills to juggle multiple clients, properties, and administrative tasks.
  • Tech-savvy: Proficient in using leasing software, CRM tools, and Microsoft Office Suite.

Education and Experience:

  • Education: High school diploma or equivalent required; Associate’s or Bachelor’s degree in business, real estate, or a related field preferred.
  • Experience: Prior experience in customer service, sales, or property management is often preferred but not always required.

Work Environment:

  • Primarily office-based along with walking the property for tours, move-ins/move-outs and to ensure the community is operating smoothly.
  • Ability to work weekends is required.
  • Ability to work evenings as needed for leasing and resident events.
  • Ability to lift or carry up to 15 pounds for distributing materials and supplies.
