The General Manager provides leadership, direction, and support to a property operations team to facilitate the effective management of a large urban mixed-use development and deliver superior customer service while maximizing the value of the asset. He or she will work collaboratively to develop the long-term strategy, annual business plans, and operating budget.

Reports to: Director of Portfolio Operations

People

  • Conduct bi-weekly meeting with all managers
  • Conduct new office and retail tenant orientations
  • Review and provide feedback on retail and office annual survey
  • Review residential survey results with all managers
  • Recruit and select talent for any open positions
  • Conduct semi-annual performance reviews for all direct reports
  • Review and approved performance reviews from Assistant General Manager and Service Manager
  • Implement and maintain associate retention initiatives
  • Leverage vendor partnerships

Product

  • Walk the property including lobbies, amenities, exterior of building, courtyard, hallways, made ready units, and parking garage to ensure highest possible curb appeal
  • Collaborate on capital improvements in parking garage with VPNE
  • Monthly review of property marketing initiatives
  • Prepare and implement annual marketing plan
  • Attend building out meetings of office and retail space
  • Conduct annual quarterly fire and life safety tests with Area Operations Manager
  • Manage interior landscaping and site wide holiday décor through landscaping vendor

Profit

  • Create annual budget and staffing plans including business plan, and capital improvement plan
  • Update 5-Year Capital improvement plan
  • Create, update, and maintain quarterly reforecast
  • Review and approve monthly financial statement variances
  • Approve all invoices
  • Approve all new and renewed contracts
  • Review and approve all vacation time and paid time off for all associates
  • Review and approve all incentive and bonus plans and payouts

Process

  • Develop and maintain all Standard Operating Procedures for managed areas
  • Review and execute new & renewal leases in Bluemoon
  • Produce and/or review all required reporting including weekly leasing report, CAM reconciliation report, real estate tax reconciliation report, monthly ARA operations report, monthly Samuel & Associates report, and quarterly goal setting and update
  • Attend and/or conduct all required meetings including weekly management team meeting, budget process meetings, weekly cadence meeting, monthly ARA Asset call, monthly Samuels & Associates financial statement meeting, monthly VPNE financial statement meeting, and monthly YieldStar call

  • College degree preferred
  • Real Estate of business-related course of study preferred
  • Sales experience and or/ real estate leasing required
  • Property management and leasing experience is essential
  • Excellent communication, organizational, and leadership skills necessary
  • Experience with Yardi, MRI, YieldStar, and LevelOne is preferred
  • Ability to interpret, evaluate, and communicate detailed written or verbal instructions to other accurately and quickly, including answering phones, attending meetings, written correspondence, or other forms of communication
  • Ability to lift, push, pull or carry up to 15 pounds for the dissemination of documents, supplies, materials, etc. to various locations throughout the office/facility
