The Assistant General Manager (AGM) is responsible for supporting the General Manager in the daily operations at a large mixed-use community in the Fenway neighborhood of Boston consisting of residential apartments, office and retail tenants and a public garage. The AGM will assist in overseeing leasing, tenant relations, property maintenance, financial performance, and team management. This role is ideal for an ambitious property management professional to contribute to property operations across diverse types of real estate, while ensuring top-level service and profitability.

Reports to: General Manager

1. Property Operations Support:

  • Assist in managing daily operations of the mixed-use community.
  • Ensure the property is well-maintained, secure, and in compliance with local regulations.
  • Support regular property inspections and address maintenance and operational issues.
  • Monitor the cleanliness, safety, and upkeep of common areas and facilities.

2. Leasing & Tenant Relations:

  • Support leasing efforts by showing available units and spaces to prospective tenants.
  • Assist in lease renewals, applications, and lease administration.
  • Maintain positive relationships with tenants by addressing requests, resolving issues, and supporting retention strategies.
  • Ensure high levels of tenant satisfaction across all property types.

3. Financial & Administrative Support:

  • Assist in preparing budgets and financial reports, tracking expenses and income.
  • Oversee rent collections, payment processing, and lease compliance.
  • Maintain tenant records and financial documents.
  • Assist in preparing reports on property performance, occupancy, and financial discrepancies.

4. Maintenance & Vendor Coordination:

  • Support the maintenance team in prioritizing and completing work orders.
  • Coordinate with third-party vendors for services such as cleaning, landscaping, and repairs.
  • Ensure compliance with health and safety regulations and preventive maintenance programs.

5. Marketing & Communication:

  • Assist in marketing available apartments through websites, ads, and promotional materials.
  • Ensure properties are accurately advertised across platforms.
  • Support community events and initiatives to increase retention and create a positive atmosphere.

6. Legal & Compliance Support:

  • Support the General Manager in ensuring compliance with local, state, and federal regulations, including Fair Housing laws and safety codes.
  • Assist with resident and tenant disputes and enforce lease terms, including legal actions and evictions.
  • Ensure property insurance policies and safety procedures are up-to-date.

7. Team Management & Training Support:

  • Assist in supervising, training and scheduling staff, including leasing agents, maintenance teams, and administrative personnel.
  • Ensure team adherence to company policies and standards of customer service.

8. Strategic Planning & Reporting:

  • Assist in implementing strategic plans to improve property operations, tenant satisfaction, and profitability.
  • Provide input on long-term goals for property upgrades, tenant improvements, and leasing strategies.
  • Prepare operational reports focusing on property performance, leasing activity, financials, and tenant feedback.

Required Qualifications:

  • Education: Bachelor’s degree in Business Administration, Real Estate, Property Management, or related field (or equivalent work experience).
  • Experience: 3+ years of experience in property management or real estate, ideally managing a mixed-use community with strong understanding of property management principles, including leasing, maintenance, and financial management.
  • Experience with property management software (e.g., Yardi, AppFolio, or similar).
  • Knowledge of local real estate market trends and leasing practices.
  • Excellent customer service, communication, and interpersonal skills.
  • Ability to multitask and prioritize in a fast-paced environment.

Preferred Qualifications:

  • Property management certification (e.g., CAM).
  • Previous experience managing both residential and commercial properties.
  • Familiarity with legal regulations affecting property management (e.g., Fair Housing Act, ADA compliance, building codes).

Work Environment:

  • Primarily work on-site, balancing office work with spending time throughout the property to ensure the community is operating smoothly.
  • Occasional evening or weekend availability may be required to handle tenant emergencies, property needs or oversee events.
