 |  |  |  |  STEVEN SAMUELS President & CEO | As an active real estate developer since 1984, Steve Samuels has built or redeveloped over fifty projects in seven states. With his founding of Samuels & Associates nearly twenty years ago, he positioned a company which prides itself on success through building enduring relationships with its business partners, its focus on creating developments that enhance local neighborhoods and communities, and its impeccable reputation among the residents, community groups, and businesses affiliated with its projects.
One of the first in the country to return new development to the urban core, Steve pioneered Boston's retail renaissance with Dorchester's massive South Bay Center and Roxbury's The Mecca at Grove Hall. Developed in 1991, the $65 million 440,000-square-foot South Bay Center was hailed as one of Boston's first urban retail developments in over twenty years and inspired a flurry of other retail developments in the city. The Grove Hall Redevelopment Project, undertaken in 1997 at the request of Mayor Thomas Menino, was a pro bono project motivated by the desire to resuscitate a stagnant retail area that had been neglected for decades. The development is currently one of the most vibrant retail centers in Boston. Steve is integrally involved in revitalizing the historic yet underutilized Fenway area into a thriving 24-hour mixed-use urban village, developing projects such as Fenway Triangle Trilogy and 1330 Boylston. The company is collaborating closely with local residents and community groups to ensure a successful commercial development that serves the aspirations of the neighborhood. Eight hundred residential units and 100,000 square feet of retail space are currently underway across multiple projects in and around this district.
A myriad of other projects, located primarily in the Northeast, round out the Samuels & Associates portfolio. In 1998, the company successfully wrapped up and sold a family controlled portfolio of twenty three shopping centers and two regional malls, and three years later went on to acquire a portfolio of thirty six shopping centers. The firm is currently redeveloping a substantial number of these properties.
Prior to founding Samuels & Associates in 1986, Steve was a broker for M.H. Hausman Company - a real estate representative for First National Supermarkets, and a real estate representative for the Multinational Trading Company - a real estate investment firm. Steve serves on the board of directors for both the Boston Police Athletic League, an independent non-profit organization dedicated to the positive development of Boston's youth, and Mayor Menino's Boston Main Streets Foundation, a program focused on the aesthetic and commercial revitalization of the city's historic neighborhoods. He is also actively involved in fundraising for Boston Medical Center and the Juvenile Diabetes Research Foundation. TOM BLOCH Principal General Counsel | Tom joins Samuels & Associates in 2005 from Goulston & Storrs where he spent thirty years practicing real estate law for one of the largest real estate practices in the Northeast. As a Director at Goulston & Storrs, Tom's transaction oriented practice spanned the shopping center and retail industry, multifaceted commercial real estate joint ventures for all asset classes, cross-border transactions, a myriad of project debt and equity financings, and national and international commercial leasing.
Tom was counsel to Samuels & Associates and Edens and Avant in the acquisition, redevelopment and disposition of the Konover Portfolio of thirty-six shopping centers. He represented Fenway Ventures in the acquisition, development and financing (debt and equity) of the $200,000,000 Fenway Triangle Trilogy mixed-use development adjacent to Fenway Park in Boston. He was also lead counsel to Samuels & Associates in the development, financing and operation of South Bay Center in Boston. In addition to his work with Samuels & Associates while at Goulston & Storrs, Tom was counsel to New England Development and Affiliates in the $1.725 billion portfolio sale of fourteen regional malls and the related management company to Simon Property Group.
Primary areas of focus for Tom have been retail and shopping center industry representation, multifaceted commercial real estate joint ventures, project finance (debt and equity), national and international commercial leasing and inbound foreign investment in U.S. real estate. In 2004 and 2005 he was recognized as an “American Leading Business Lawyer” by Chambers & Partners.
Tom is currently Co-Chairman of the law conference program committee of the International Council of Shopping Centers and is on the board of directors for Nuestra Comunidad Development Corporation. Tom is a graduate of Yale University and holds a J.D. from Harvard Law School. |
ROGER DAPRATO Chief Financial Officer | Roger joined Samuels & Associates in 1995 from The Codman Company, one of the oldest real estate firms in New England. As Vice President and Controller of Property Management at The Codman Company, Roger oversaw financial and management aspects of the firm for both residential and commercial properties. Through dealings with real estate owners, developers, corporations, residential associations and REITS, Roger brings a broad understanding and knowledge of the financial aspect of property acquisition, development and management to Samuels & Associates.
Prior to The Codman Company, Roger was Senior Vice President and Chief Financial Officer for John Hancock Realty Services. In this capacity he was responsible for portfolio and asset management of six commercial real estate investment entities with assets of over $200 million. Roger was directly involved in negotiating acquisitions, dispositions, debt restructurings and the creation and implementation of a strategic plan involving the servicing of over $4 billion in commercial loans. Roger spent nine years with John Hancock Life Insurance Company, serving most recently as Vice President and Controller of the then newly created realty division. Roger holds a bachelor's degree in accounting from Boston College. |
LAWRENCE S. GREEN Vice President of Construction | Larry brings over 40 years of experience to Samuels & Associates. Prior to joining Samuels & Associates in 2002, Larry served as Vice President of Project Development for Beaver Builders Ltd., President of LSG Corporation, and President of ABREEN Corporation. Throughout his extensive career, Larry has developed and/or constructed over 10,000 housing units; over a million square feet of office, retail and commercial space; industrial plants; cellular phone towers; and historic renovations. Currently Larry is responsible for several commercial and residential projects in the Samuels & Associates' pipeline, including both The Launch and The Moorings at Hingham Shipyard. Furthermore, his overall knowledge and expertise in the field serves as a reliable source for direction and advice in all of Samuels & Associates' projects. Larry is licensed as Registered Professional Engineer, Civil and Structural in the state of New Hampshire. In Massachusetts he is licensed as a Registered Professional Engineer, Civil and also holds a Builder's License, Unrestricted. Larry holds a Bachelor of Science in Civil Engineering from Worcester Polytechnic Institute. . |
LARRY GUILMETTE Chief Operating Officer | Larry's career covers twenty eight years of property and facilities management with institutional, retail, office and industrial property portfolios. He has managed properties for pension funds, financial institutions and private investors. In addition to day-to-day operations, Larry has commissioned many large-scale developments, including the 38-story CityPlace and 100 Pearl Street, both in Hartford, CT. His current responsibilities include operations for the portfolio of Samuels & Associates residential and commercial properties, liaison with Samuels & Associates' third-party clients, management of property environmental matters, risk management and corporate administration. Prior to joining Samuels & Associates in 1994, Larry worked for The Farley Company, Bronson & Hutensky and UNICCO. Larry is a member of the International Council of Shopping Centers, BOMA International, NAIOP and The Rental Housing Association. He is also a trustee of the Building Owners and Managers Institute, serving on the executive committee of the board of trustees as secretary/treasurer. He received his RPA designation from the Institute in 1983. Larry also serves as a member of the board of directors for BOMA Boston. Larry holds a bachelor of fine arts degree from Syracuse University. |
ROBIN MOSLE Executive Vice President, Leasing | Robin brings almost 25 years of experience in retail leasing to Samuels & Associates in 2006. She joins the company from Street-Works, LLC, where she was a partner in Blue Back Square, a 550,000 square foot, $200 million mixed-use development project in West Hartford, CT. Robin continues to hold responsibility for all merchandising, retail leasing, and marketing for this project, with Samuels & Associates as lead leasing agents. At Street-Works, Robin worked with retailers such as Crate & Barrel, Barnes & Noble, REI, Fleming's Steakhouse, and Cheesecake Factory. Prior to joining Street-Works, Robin was Vice President of Development at Federal Realty Investment Trust, responsible for all new urban mixed-use developments & acquisitions. This included identification, feasibility analysis, deal transaction, merchandising, and leasing for projects such as Pentagon Row in Arlington, VA, a 600,000 square foot, $180 million urban mixed-use development with 300,000 square feet of retail. Robin was Senior Vice President at Grosvenor International, an international real estate developer, prior to Federal Realty Investment Trust. Here she was responsible for $1 billion of retail and office properties in the eastern United States and Canada. Prior to Grosvenor, Robin was Vice President at The Rouse Company, a real estate investment trust, responsible for 3 million square feet of retail properties valued at over $350 million. Robin holds a bachelor of fine arts degree from SUNY, Empire State College. |
JOEL SKLAR Principal Executive Vice President, Acquisitions & Development | Joel brings seventeen years of real estate expertise to Samuels & Associates. Since 1998 Joel has been a principal of the company with primary responsibility for overseeing acquisition and development activities. Under his direction, Samuels & Associates has successfully completed the development of several million square feet of property. He has been the point person on numerous land and shopping center acquisitions, including the successful acquisition, redevelopment and sale of a shopping center portfolio containing almost three million square feet of retail space in twenty shopping centers throughout the northeast. Prior to Samuels & Associates, Joel served as Director of Latin American Development for New England Development, evaluating and negotiating regional development opportunities in South America. Prior to New England Development, Joel practiced law as a Partner at Goulston & Storrs, one of the largest real estate practices in the northeast. During the course of his legal career, he represented a wide range of interests in the real estate business, including regional and national development firms, national retailers and financial institutions. Joel is a member of the Massachusetts and Florida Bar Associations, the International Council of Shopping Centers, and is actively involved in a number of Boston area community service organizations. He serves as a member of the development advisory committee of Nuestra Comunidad Development Corporation, a non-profit community development corporation. Joel is an honors graduate of University of Florida and holds a J.D. from Harvard Law School. |
PETER SOUGARIDES Vice President, Development | Peter brings thirteen years of experience in the development of large commercial projects to Samuels & Associates. Prior to joining the team in 2000, Peter was a Vice President at Cabot, Cabot & Forbes of New England, a real estate developer with over 60 million square feet of developed property throughout the United States. During his tenure there, Peter directed the development of several large office and data center facilities in the booming Route 128 Massachusetts corridor. Peter spent the early part of his career as a civil engineer, providing him with a strong technical background in the permitting, design and construction of projects. Peter's knowledge and expertise of the development process has allowed him to successfully complete complex projects in densely developed areas that are a success for both the community and the owner. Currently he is overseeing Samuels & Associates' design and permitting of several mixed-use properties, including 1 million square feet of mixed-use development of retail, office and residential in the Fenway neighborhood of Boston. Following three years of meetings and review by the community and the city, unanimous approval was granted by the Boston Redevelopment Authority and the Boston Zoning Commission. The project and its team have received wide support from the neighborhood and city officials for its ability to develop a project sensitive to the community needs. JOHN WEIGEL, IV Executive Vice President of Design & Residential Development | John joined Samuels & Associates in 2003 as President of Fenway Ventures, a joint venture between Samuels & Associates and Boylston Properties. As President of Fenway Ventures, he oversaw Fenway Triangle Trilogy, a 1 million square foot mixed-use development in the Fenway area of Boston, which opened in June 2006. In his current role, John is spearheading the residential development of 1330 Boylston, also in the Fenway, as well as The Moorings at Hingham Shipyard, in Hingham, MA. He brings thirty years of experience in development, project management, design and construction to this role.
Prior to joining Fenway Ventures, John was Vice President, Residential Group at Forest City Enterprises, a multi-billion dollar national development company. In this capacity he was in charge of all aspects of development including site selection, acquisition, permitting, design, financing, construction and leasing. Several notable projects under his direction were 91 Sydney, 100 Landsdowne and Loft 23, three residential developments with a total of nearly four hundred upscale apartment homes, affiliated with University Park at MIT in Cambridge, Massachusetts. John founded Construction Technologies International (CTI) and served as its leader for five years prior to Forest City Enterprises. He provided program management services, design, planning and construction management for a wide variety of projects in the U.S., Latin America and the Caribbean. Prior to CTI, John was Vice President of The Raymond Group, a Boston based development company. Here he was instrumental in the redevelopment of the Charlestown Navy Yard, a $1 billion waterfront development in Boston, as well as the redevelopment of Puerto Madero in Buenos Aires, among other projects. John has also served as Vice President of The Architects Collaborative, where he was senior project manager for domestic projects from Maine to California as well as on a number of large international design projects in Iraq, Kuwait, Algeria and Ireland. John is a registered architect and a member of American Institute of Architects, Boston Society of Architects, BSA Housing Committee, GBREB Rental Housing Association and The Boston Harbor Association. John holds a degree in architecture from Carnegie-Mellon University. |
